Hi. There’s no recent comps so I can’t tell much about the price of each.
Maybe you can put the price you paid for the other ones you have as a baseline comp?
You still need some kind of starting point to negotiate from. The rule is there because buyers need to demonstrate some degree of seriousness in their offer.
